Boulder can hand a chimney a fifty degree swing between lunch and midnight, and the Front Range delivers a few hundred freeze-thaw cycles in a bad year. Masonry absorbs a little water every storm; each freeze expands that water about nine percent, and the expansion works joints and brick faces from the inside like a slow jack. This is why a repair spec that would be fine in a gentler climate can be wrong here, and why we choose mortar, sealers and flashing details for the weather this county actually has.
Repair or rebuild, and who decides
You do, with the evidence in front of you. When damage is early, repointing and a crown fix buy decades. When a chimney has been eating water for years, honesty sometimes means the word rebuild, and we would rather say it plainly with photos than sell you a cosmetic patch that peels in two winters. Either way the quote is written, itemized and explained before a trowel comes off the truck.

Why is my chimney leaking when the roof is fine?
Chimneys leak through their own anatomy: a cracked crown, open mortar joints, tired flashing or a missing cap. Roofers patch around chimneys; we repair the chimney itself, which is usually where the water actually enters.
Is spalling brick urgent?
Reasonably so. Each popped face exposes softer brick interior to the next freeze, so the damage compounds. Early spalling is a repair; ignored spalling becomes a rebuild on its own schedule, usually a February one.
Can you match my existing brick and mortar?
We take matching seriously, on color, joint profile and mortar hardness. On older Boulder masonry the hardness matters most: modern mortar that is too hard makes century-old brick sacrifice itself instead of the joint.
